A three-hour flight from London, Morocco has year-round sunshine. Over the past 12 months, house prices have risen 15%; further growth is expected, fuelled by foreign investors.

Prices start from E100,000 (£71,770, $148,565) for a new one-bedroom flat and there is no tax on rental income for five years, sales are tax free after 10 years and there is no inheritance tax. Flights are cheap and demand exceeds supply for top-quality holiday rentals.

The country wants to increase annual tourist numbers from 2m to 10m by 2010, and is building six new coastal resorts. Mediterrania Saidia was the first to launch. When complete, it will include three golf courses, an 800-berth marina, 11 hotels, 3,000 homes and sports facilities and malls.

At Le Jardin De Fleur, a resort within Mediterrania, prices start from around £143,000 for a luxury two-bedroom flat, while a three-bedroom villa costs from £230,000 (from GEM Estates). Larger houses with views over the fairways to the Rif mountains cost up to £600,000 for five bedrooms, through Winkworth.
